Trakheesi permits for Instagram property ads: what a Dubai agent actually needs

Most Dubai rental agents know the portals want a permit number. Far fewer are sure what that means for the place they actually post at 11pm: Instagram, and the WhatsApp blast that follows it. What the rule says

Every real-estate advertisement in Dubai must carry a valid Trakheesi permit number — the permit the brokerage obtains through Dubai Land Department's Trakheesi system for the property being advertised. Since April 2023 the ad also carries the Madmoun QR code, and the advertisement must show the broker's and the brokerage's phone numbers. The permit number is not decoration: it is what ties the ad to a licensed brokerage and a specific, authorised listing.

Industry sources consistently report fines starting around AED 50,000 per offence for advertising without a valid permit. Who actually checks

The portals enforce it automatically. Publish on Bayut or Property Finder without a valid permit number and the listing does not go live; the system is the chaperone. Instagram and WhatsApp enforce nothing. That gap is exactly where RERA's inspection campaigns look — the fastest channel an agent has is also the one where a missing permit number is invisible until someone screenshots it.

The practical consequence is uncomfortable but simple: the story you posted from your phone needs the same permit number the portal listing has. There is no social-media exemption.

What a compliant post looks like

For a typical rental listing posted to Instagram or sent as a WhatsApp broadcast, a compliant post carries all of the following:

• The Trakheesi permit number for that listing, in the caption and ideally on the image itself.
• The Madmoun QR code on the creative, not just in a comment.
• The brokerage's name and its phone number, plus the agent's own number.
• A description of the property that matches the permitted listing — area, unit type, price.

The honest trade-off: none of this is hard, but it is one more manual step on a channel built for speed, and so the permit number is the first thing to be quietly skipped when the agent is tired.
